Life in Puerto Vallarta: Why People Come for a Week and Stay for Good

  • Post published:

Ocean, mountains, great food, a welcoming community, and a real estate market that keeps climbing.

Ask anyone who lives in Puerto Vallarta how they ended up here, and you will often hear the same story: “We came on vacation, and we never really left.” Puerto Vallarta has a rare mix. It is a real Mexican city with a cobblestone heart, set between the Sierra Madre mountains and the Bay of Banderas, and it is easy, safe, and welcoming for people from anywhere in the world.

A city that welcomes everyone

Puerto Vallarta is widely regarded as one of the most LGBTQ+-friendly destinations in Latin America, and it has earned that reputation over decades. The Zona Romántica is the heart of that community, with gay-owned bars, restaurants, beach clubs, and guesthouses, and the city’s Pride celebration each spring draws visitors from across North America.

But inclusivity here goes beyond one community. Retirees, remote workers, young families, artists, and Mexican nationals from Guadalajara and Mexico City all share the same streets. People are friendly, the pace is relaxed, and newcomers find it easy to make friends, whether they speak Spanish or not.

One of the safest cities in Mexico

Safety is often the first question people ask, and Puerto Vallarta has a strong answer. In INEGI’s National Survey of Urban Public Safety (ENSU) for December 2025, Puerto Vallarta ranked among the ten cities in Mexico where residents feel safest, in eighth place, with only about a third of residents reporting they felt unsafe. That is far below the national urban average.

Day to day, that means families walking the Malecón at night, people dining on outdoor patios until late, and a tourism economy that works hard to keep visitors and residents feeling at home. As in any city, normal common sense applies.

PUERTO VALLARTA AT A GLANCE

  • Safety: Top 10 safest-feeling cities in Mexico (INEGI ENSU, December 2025)
  • Condo prices: Average condo price up nearly 60% from 2015 to 2025
  • Access: International airport with direct flights to many US and Canadian cities
  • Climate: Warm year-round, with a dry, sunny season from roughly November to May

Eat like a local (and like a king)

Puerto Vallarta punches far above its weight when it comes to food. You can start your morning with chilaquiles at a family-run fonda, grab street tacos de birria or tacos al pastor for lunch, and finish with pescado zarandeado, a whole grilled fish that is a regional specialty, at a beachside palapa as the sun goes down.

Beyond the classics, the city has a serious fine-dining scene, with internationally trained chefs, wine bars, rooftop restaurants, and farm-to-table kitchens using fresh seafood and local produce. Don’t leave without trying raicilla, the local agave spirit, a cousin of mezcal made in the nearby mountains.

Nature on your doorstep

Few cities give you this much nature this close to home. Within minutes you can be swimming at Los Muertos Beach, hiking jungle trails, taking a boat to the hidden beaches of Yelapa or Las Ánimas, or watching humpback whales breach in the bay during the winter season. The Río Cuale runs right through the middle of town, and the Malecón, Puerto Vallarta’s famous seaside boardwalk, is lined with sculptures and street performers.

A real estate market on the rise

All of this demand shows up in the real estate market. According to MLS Vallarta data, the average price of a condominium rose from about $310,000 in 2015 to about $490,000 in 2025, an increase of nearly 60%. In some central neighborhoods, prices have roughly doubled over the same period.

Rental demand has grown alongside prices. Strong year-round tourism, a steady flow of snowbirds in the winter months, and a growing number of remote workers keep vacation rentals and long-term rentals in demand, especially in walkable areas like the Zona Romántica and Centro. For owners, that means the option to enjoy your home when you’re here and generate rental income when you’re not.

Why now?

Puerto Vallarta offers something hard to find: a lifestyle people genuinely love, a strong safety record, and a market with a long track record of growth. Whether you are looking for a vacation home, a place to retire, or an investment property, it’s easy to see why so many people decide to make this city home.
